Study on Location and Development Pattern of Housing Estates
in the Metropolitan Area

<概要>

  The development planning for the construction and management of a housing estate is composed of the following two, which are closely related to each other; one is the location planning for the selection of suitable site for the housing estate, and the other is the composition planning for the decision of types and sorts of houses and other facilities, and the rational layout of them.

  At these steps of development planning, planning elements are largely affected by the socio-economic premises, such as the character of residents and management factors, but whenever these premises are given, it is necessary to consider the development planning as a part of the whole urban area from the point of view of city planning.

  Namely, at the selection of the site, on the one hand the convenience to residents as to shopping, daily travelling to and from their places of work or schools, from the point of time and expenditure, must be considered, but on the other hand the effect of land cost to house rent must be taken in account, and at the same time it is essential to locate the housing estate to meet the planned land use and urban pattern of the area which it is located.

  This also can be said of the decision of types and layout of houses and other facilities. We should think not only of the preservation of good living environment, health and safety of residents, but also of better housing types or layout to reduce land acquisition cost and construction cost. Moreover it is necessary to plan the housing estate to fit to the planned bulk or density of the area. Thus composition planning is closely related to location planning.

  In this study I will investigate the character of residents and management factors, which will be the premises for the development planning of the housing estates in Tokyo metropolitan area, where there are many problems of city planning, and then investigate synthetically location and composition factors as will be directly related to the plan itself, from the view point of living and economy conditions as well as urban development, chiefly on the basis of many surveys. This report is the summary from the main parts of the original report.
